General contract and rental conditions
1 Rental property
Apartment Vico Fiscaiolo 6, 70043 Monopoli (BA), Italy:
Occupancy max. 4 persons.
The apartment comprises the following rooms: Entrée, 2 rooms, bathroom, kitchen, roof terrace; Total living area approx 65 square metres. The property is equipped with central heating and hot water supply, washing machine and wireless internet access.
The expenses of electricity, water and heating and the use of bed linen and towels are included in the price.
The landlord expressly indicates that the apartment stairs are very steep to modern standards and the apartment is therefore of limited suitability for people with reduced mobility. The stairs are to be used with caution, small children are to supervise on the stairs and roof terraces. The tenant takes note that the use of the apartment is at his own risk and the landlord is not liable for accidents.
2 Arrival and departure
On the arrival the rental property is available from 16.00 pm, on the departure it has to be vacated not later than 11.00 am.
Before departure, the tenant has to do the washing-up and the disposal of the waste itself.
3 Rental payment
The amount is payable as follows:
A deposit of 50% of the rent within 14 days of receiving the booking confirmation; The remaining amount until 14 days before arrival.
With the deposit payment, the tenancy is understood to be binding for both parties according to the conditions described here. If the deposit is not received within the specified period, the landlord is entitled to rent the property otherwise.
If the tenant cancels the contract he has to pay the following compensation:
- Up to 56 days before arrival: 10% of rental
- From 56 days before arrival: 20% of rental
- From 28 days before arrival: 50% of rental
- From 14 days before arrival: 80% of rental
If the tenant will terminate the stay ahead of time, he remains obliged to pay the full rental price. A cancellation can only be done in written form. Decisive is the day of receipt of the declaration by the landlord.
In the event of official travel bans or quarantine regulations due to pandemics, the booking can also be postponed to an alternative period at short notice free of charge. This does not apply to personal illness; we recommend that you take out appropriate travel insurance.
5 Liability and obligations of the tenant
The rental property including the furniture and other objects within it is to be treated gently. The tenant is responsible for his companions and visitors. The tenant is liable for culpable damage of the rental property, the furniture or other items in the property by him or persons accompanying him.
Defects arising on the acquisition and / or during the rental period must be reported to the landlord immediately.
Keeping animals is not permitted in the rental property.
6 Applicable law
The tenancy is subject to swiss law.
